中壢太子國寶

小弟最近到中壢太子國寶看屋(找自住，屋齡近16年)，初步覺得坪數與格局平面車位等都還算挺OK，但是上網搜尋太子國寶相關的討論與評價卻是少之又少，想請教熟悉此社區或當地環境的大哥大姊：
1. 太子國寶社區的住屋品質，管理等如何？
2. 太子國寶附近有太子鎮, 太子國際村, 還有麗寶系列的社區，這些社區群聚聚似乎離中壢市中心有一小段距離，雖然當地也有便利商店跟一些民生相關的店家，也標榜距離中山東路家樂福很近，但保值性如何還是有些疑慮(即使是自住如果住個8~10年小孩長大想換屋的話....)
3. 當地開價多在$15W/P上下(尚未議價)，是否合理？

ps. 我目前住在中壢市區，因有預算考量所以並沒有去找屋齡10年以內或很市中心的房子，畢竟現在中壢喊價都好高！
