我要買房...但我自備款只有50萬

我想買房,但我目前存款只有50萬上下...
房子價位488萬(因該可以殺一點價) 488房仲開的...我硬殺到400有機會嗎??
我最高貸款額度 目前定在400萬....
新竹市 26坪 無車位 坦白說..很貴.. 每坪18.769萬(已裝潢)
但是因為在我家樓上....很方便....
我名下有不動產....是前年我爸去世...繼承的...因家裡有三兄弟所已住了太多人
想要再買一間自住
請問我這樣能申請 青年專案嗎??
我目前所有存款只有50萬 我有辦法買那間488萬的房子嗎??
我年薪約50-60之間.....
我貸款能貸多少??
名下無不良信用

第一次買房 雖名下有財產 因該算首購吧?
