美國公債殖利率低檔 影響REITs吸金力

ING全球不動產證券化基金經理人葉菀婷表示，短期內對美國REITs（不動產投資信託）持相對審慎看法，主要原因在於即便近期美國10年期公債殖利率維持於相對低檔，仍在2.6%附近水準，使得美國REITs股利率與10年期公債殖利率之差距拉近，將影響其吸金魅力。

　此外，由於未來資金成本恐逐步墊高，預期美國REITs業者後續財測表現不易出現正面驚喜，亦可能壓抑指數上攻動能。

　但就產業前景而言，量化寬鬆（QE）暫緩退場對於投資人持股信心具有加分效果，配合各區域地產數據表現仍趨於正向，REITs產業後市審慎樂觀，建議以全球化角度布局。
