小套房交易過速 相當危險

以近期中山區成交熱絡，以小套房為交易標的為主。這樣的情形很像是股市末段，以前的名言，當輪漲到櫻花臺火時，大概就是行情末端。
小套房的優勢在於總價低，出租快。臺北市目前三房，公寓要兩千萬，電梯要四千萬，頭款在一千萬以上。因此小套房的活躍，代表口袋不深的投資這在交易。而現在要進行三房以上交易的話，一但兩間掛賣不容易成交，大致卡住資金3000~4000萬。因此在這樣深度的投資有遲滯的情況。
不論如何，大環境是主，小環境是副，但是觀察大戶的敏銳嗅覺，不可不慎。
