請問老屋木造屋頂保養問題~

本月初已除過白蟻，木工老師建議不用打磨直接上桐油(面積約14坪塗裝2次材料費4000)，
想請問各位前輩，樑的部分大都已被白蟻吃到空心了，因為敲起來都空空的，
這種古早的屋頂還有其他不昂貴的保養方式嗎?
想防蟲防腐防落塵~
