奢侈稅不繳.會不會繳到贈與稅...

我本來想買一間房子.因為我有二屋的問題,所以想用先生的名字.但是同時又買了另一間,等於同時間買了二間.
所以一間就決定用我小叔的名字去買.現在是前面二成的自備款共500萬.我婆婆要出100萬.我要出400萬元.
我已經先付150萬元.用我的戶頭匯到履保了.6/1要付150萬.7/5要付250萬元.....

問題一:要用什麼方式來繳這6/1和7/5款....才不會有贈與稅或被叫去到案說明......
問題二:若是小叔向我們借錢去買房子,向我們夫妻倆各借200萬,共400萬.向婆婆借100萬.剛好500萬可以嗎?
問題三:由我們的戶頭直接匯去履保可以嗎?我婆婆的部分,直接匯去可以嗎?
