請問關於合建簽約問題 有這方面經驗的大大能給個意見嗎？

請問要跟建商簽約合建的契約書時,但對方沒有確定哪家信託銀行跟大樓設計圖只有樓層"平面圖"還有此建商營業登記也是最近幾個月剛成立的公司資本額也很小....想請問有比較懂這方面的大大有何看法....
