房價漲建築許可激增 美房市續熱絡

最新公布的美國S&P/凱斯-席勒房價指數顯示，9月底止全美20大城市的房價平均比一年前上漲13.3%，漲幅高於8月底的12.8%，也是2006年二月以來房價漲幅數大的一個月；顯示儘管房貸利率上升，房市仍持續熱絡。

另外第三季全美房價平均比一年前上漲11.2%，高於第二季的9.9%。9月單月房價上漲1%，大於8月的0.9%漲幅。

由於現有房屋數量有限，使賣方要價堅挺。紐約匯豐證券分析師指出，今年住宅需求明顯提昇，而法拍屋數量減少也使房市受益。

商務部也公布，10月建築許可數也增加6.2%，為103萬戶 (年率)，是2008年6月以來單月最高成長幅度。
